What do you do with Grandma? How about a Granny Pod

The GrannyPod
Assembled and set up in your back yard!
What do you do with Grandma?  You could put her in your back yard in a Granny Pod?  If you are a child of a Boomer these thoughts of "What to do with Grandma?" are now lerking in the back of your mind and for some of us...   It's flat out in your face!  Granny Pods are just one solution that touts a new lifestyle "Multi Generational Living".  Hmm... is this a new thing or just an Old Thing that we are bringing back- because it works"

Assisted Living is expensive and most insurances now have a cap on how much long term care they will allow...  Our parents are living longer and longer.   Many of our parents were actually counting on Social Security.... NOT to mention when the real estate market crashed many of our partners lost a hunk of what was supposed to be their retirement nest egg.  Hence, the Granny Pod, these are self contained units designed with medical, safety and senior needs in mind.  These units hook up to your current electric and sewer.   Like a mobile unit you do not have to have a permit or adhere to property set backs.

In the Coachella Valley Real Estate Market we have seen a high demand for guest houses for this reason.  I've had many Boomer clients that have purchased a home with a guest house with their future in mind, knowing that might be a place for them if the family moves into the main house or that might be a place for a caregiver as they get older.  And many of my Middle age clients are already thinking ahead about what to do with Mom when she gets to a point where life is a bit much and she needs some help.

Now Grandma (Grandpa) can be right there in your own backyard... And with the whole Tiny Home phase being so popular I think it would be easy to convince your Boomer that Tiny is the NEW cool thing and downsizing is the road to Spiritual Enlightenment.   Want more information about Granny Pod's Consumer Affairs.com

Millennials And The Coachella Valley Real Estate Market

Jenell Fontes The Millennials are coming into the Real Estate market and what does that mean for a market like the Coachella Valley? In the next few years at least $16 trillion of ultra-high net worth (UHNW) individual’s wealth will be passed on to the next generation over this period, spawning a new crop of multimillionaires, the Wealth-X and NFP according to the Family Wealth Transfers Report “As self-made UHNW baby boomers start passing on their wealth to their children, the importance of entrepreneurship and hard work will be put to the test,” the report said.  One of the largest beneficiaries of the wealth will be the the Millennials and they are not buying the larger country club properties that make up the bulk of the Valleys Luxury listing inventory. Millennials are looking at walkability scores, energy efficiency, Smart homes and provide a comfortably Chic lifestyle. Millennials want location, location, location, less maintenance and smaller homes with less outdoor

Low Inventory, Rising Tides

Now if you have been paying attention to the Coachella Valley something peculiar has been happening, it is explainable but it exemplifies a larger problem in our current real estate market. Today there are approximately 650 active properties on the market as of February 2022. Around this same time last year, there were over 2,000 active properties on the market. Now to make it clear the typical  inventory  of the Coachella Valley is usually somewhere between 4-5,000 units. Currently this is a clear identifier demand is extremely high, but how long can that last as supply remains so  low . As interest rates continue to rise there is going to be a decrease in buyer demand, and we can already see that as the average days on market increases. This past year we saw houses being sold within hours of being posted on the MLS, multiple bids above asking price, and the sheer force of movement that has filled up the valley with transplants and former city-slickers.  The lack of inventory can be a

Want to go Surfing in the Desert?

Talus is a NEW residential Development that you might want to know more about because this project is changing the face of property development for the Coachella Valley! For those of you that have recently driven on Avenue 52 or Jefferson on their way to PGA, Tradition or Griffin Ranch, you may have noticed a new sign on the way that reads "Talus." You might be asking yourself what is Talus? Or maybe you already googled it, or heard some people at the office or the gym talking about it. But I want to discuss the implications of this enterprising project for the surrounding neighborhood, and I think we should go over it together. Talus is a brand new resort experience developing in our backyard! This project includes hotels, The Montage and Pendry, two notable luxury brands that will be hosting the resort-styled hotels, private branded residences, a new restaurant, spa facility, conference center, club house, and more!
