Top Questions to Ask When Hiring a REALTOR?

You should interview your realtor as you are hiring them for one of the biggest financial decisions of your life!  This is not a job for your cousins, uncles, friend…

YOU need a professional:

🔎 How long have you been in residential real estate sales? Is it your full-time job?

JENELL: I became a realtor in 2009!  Wow… This is my full-time job, and I have a staff of two full-time realtor agents to handle marketing and transactions. I’m grateful to have a full support staff at Coldwell Banker for marketing, legal and more. I also have an MBA and I understand how the market works and the bigger picture of your financial health.

🏘️ How many homes did you and your real estate brokerage sell last year?

JENELL: “We SOLD 27 homes last year ranging from $230k to $5.2 Million. I mostly work with investors and can show buyers how to leverage their money to create generational wealth! I was recognized in the Palm Springs Life Top 25 Realtors, Verified by RealTrends representing the top 1.5% of agents nationwide, and was awarded the International President’s Premier representing the top 1% at Coldwell Banker Realty globally. My brokerage Coldwell Banker Realty sold over $200 billion in homes last year!

🎓 What designations or certifications do you hold?

JENELL: “I have a degree in marketing, an MBA in business, and I am a Luxury Property Specialist. I have perfected my Interior Design skills for staging properties and include a FREE consultation for all listings.”

🛠️ Can you recommend service providers who can help me obtain a mortgage, make home repairs, and so on?

JENELL: “We have a list of trusted providers, and we will do a walk through with you to make sure we take care of the LITTLE things that bring down the value of your house.  Sometimes it is just your old, sentimental BUT ugly furnishings.”

📣 What specific marketing systems and approaches will you use to sell my home?

JENELL: “I present a customized marketing presentation to every seller at the beginning of the listing.  We use an amazing network and suite of tools through Coldwell Banker and some good old elbow grease to get eyeballs near and wide on your property.”

⏱️ How do you help me price my home to sell for the most money?

JENELL: “I have a hard conversation with my sellers and we weigh the market together to determine sales price. I personally hate to leave money on the table and will give my clients what I call a hunting price and a fishing price. I can help you determine yours.”

📬 How will you keep me informed about the progress of my transaction?

JENELL: “I believe in communication and will use whatever means of communication, including smoke signals or carrier pigeons… LOL.  We follow the clients lead!  By email every Monday you will get a market report:  Showings, Feedback, Local Market Activity (active, sold, or pending) and whatever we are watching on a National Scale.  We keep you informed so that you can make the best decisions for your property.”

📞 Could you please give me the contact information of your three most recent clients?

JENELL: “Yes please, or you can visit my website and testimonial page.  If you would like to talk to one of my past clients, I would put you in touch with one that also was in your community or in a similar situation.”

It’s Time To Re-Kindle The Romance With Your Home - Falling In Love With Your Home All Over Again

Jenell Fontes Using the tips from these professional stagers, in a short time you can re-style and bring your home up to model home standards and walking into your “NEW” home you just might fall in love with it all over again.   Step number one to falling in love with your home again is to take a walk through your home as if you had never been there before.   Make a list of all the little annoying things that need to be fixed - the broken drawer, the squeaky door, and the annoying way the closet never quite shuts right. Next, add to your visual list the places in your home that pile up with junk, paperwork or clothes. Lastly, make a mental note about what you love and think of ways to accent those features.    One of the quickest ways to make a difference in your home is to get rid of the clutter. Go through every room with a box and put 10 things in it that you don’t love or need in that room. Box them up, date the box, and put them in th...

Low Inventory, Rising Tides

Now if you have been paying attention to the Coachella Valley something peculiar has been happening, it is explainable but it exemplifies a larger problem in our current real estate market. Today there are approximately 650 active properties on the market as of February 2022. Around this same time last year, there were over 2,000 active properties on the market. Now to make it clear the typical  inventory  of the Coachella Valley is usually somewhere between 4-5,000 units. Currently this is a clear identifier demand is extremely high, but how long can that last as supply remains so  low . As interest rates continue to rise there is going to be a decrease in buyer demand, and we can already see that as the average days on market increases. This past year we saw houses being sold within hours of being posted on the MLS, multiple bids above asking price, and the sheer force of movement that has filled up the valley with transplants and former city-sl...
